BUSY SUMMER REAL ESTATE MARKET ON BC'S SUNSHINE COAST
The Sunshine Coast real estate market is about to go into overdrive once more. I expect the market to be busy for the rest of the summer as travel restrictions are relaxed and the vaccination rate passes 85%.
Working from home is the new normal so there will be lots of buyers looking to relocate to the Sunshine Coast now that the ferries are no longer a barrier to them considering this market.
If you're thinking of selling, make sure you get enough exposure to off-coast buyers and give them enough time to see your property.
If you are a buyer, best to use a LOCAL buyer’s agent as they know the market, values, and areas as opposed to someone that does not live and work on the Sunshine Coast.
Here are the numbers for June 2021 and for the year-to-date.
JUNE YEAR-OVER-YEAR (YOY)
June 2020 saw 107 total sales: 16 of them were single-family detached and the average price of those homes was $776,000. The average time on market was 38 days, and the total dollar volume of sales was $72,692,000.
June 2021 had 86 total sales: 42 of them were single-family detached houses with the average price of those homes being $976,000. The average time on market was 10 days, and the total dollar volume of sales was $70,138,000.
YEAR TO DATE - YOY
From January 1 to end of June 2020 saw 321 total sales: 188 of them were single-family detached, and the average price of those homes was $737,000. The average time on market was 47 days, and the total dollar volume of sales was $222,164,000.
From January 1 to end of June 2021 had 750 total sales: 354 of them were single-family detached houses with the average price of those homes being $983,000. The average time on market was 14 days, and the total dollar volume of sales was $609,037,000.

Gibsons – 44 homes for sale; 16 of them under $1M
Roberts creek – 16 homes for sale; 2 under $1M
Sechelt – 69 homes for sale; 39 under $1M
Halfmoon Bay – 23 homes for sale; 7 under $1M
Pender Harbour – 27 homes for sale; 12 under $1M
TOTAL INVENTORY – 179 detached homes listed: 76 under $1M
