What it takes to sell a home in December
Additional interest rate hikes are expected between now and spring/summer of 2023. Inflation might be coming under control but we won’t know until into next year. Sellers are emotionally attached to last year’s home values while buyers are dealing with deminished buying power due to high interest rates. I don’t think the Sunshine Coast market has hit its bottom.
Further abroad, tension is swirling around the war in Ukraine, the protests in Iran, and the uprisings in China. The medium term price of energy is up in the air. The stock market can’t decide what it wants to do. Economic modeling changes on a daily basis.
Facing this amount of uncertainty, people are opting to live small, limit their financial exposure, and take a wait-and-see approach to major life decisions. We’re witnessing this inaction play out in real estate markets all across North America.
What if you absolutely, positively MUST sell?
If the universe has conspired against you and you find yourself in a position where you have no choice but to sell right now, my advice is to list sooner rather than later.
When selling, get your listing as much exposure as possible. Insist that your Realtor pay for professional listing photos and a professional real estate video. Use these photos and videos to highlight the best part of your home and your home’s location.
Exposure + price = home sale
Many Sunshine Coast buyers aren’t from the immediate area and you need to market your home to those people. This means running paid ad campaigns using the aforementioned photos and videos. Target not only your local Sunshine Coast market but also the greater Vancouver market. Some properties could benefit from being advertised provincially or possibly even nationally.
The two most important things when selling in a down market are to:
Get your home as much exposure as possible; and
Price your home appropriately.
People that are selling now are the ones that are getting ahead of future price adjustments. Properties sitting for prolonged periods are owned by sellers that are stuck on what their home might have been worth six months ago.
Homes ARE selling
If you do price appropriately and market the listing, there are buyers out there. Some of my listings still get multiple offers. But it’s a lot of effort on my part. My creative team is constantly creating new promos and revising campaigns. I’m always re-evaluating home prices to make sure I’m on top of the market.
This marketing strategy still works. The key is working with a Realtor that invests in marketing and is willing to help you choose an appropriate list price.
