Between July 27th and the time of writing this newsletter (September 23), no detached home in Gibsons has sold for over $1.4M. Most of the homes that ARE selling are in great shape and priced under a million dollars. They’re an 8.5 out of 10, and are being presented very well.
If your home has been on the market for over 30 days without a viewing or an offer, odds are you need to call your Realtor and discuss a price adjustment. If your home doesn’t show well, consider upgrades that increase the perceived value of your home. If you don’t do either, you risk your home sitting on the market longer and longer as more listings come online.
Chasing the market down
If your property is worth $1M but you list it for $1.05M, you run the risk of the home not selling as it’s overpriced. Two months later when you adjust the price to $1M, prices have already dropped to $950K. Two months after that, you say, “OK, drop it to $950K,” but by then prices have fallen to $925K. This is called chasing the market down and it can lead to sellers getting far less then they would have if they’d set their price appropriately to begin with.
Why your home isn’t selling
If you list your home and don’t get any interest in the first two to three weeks, two things could be wrong.
Your listing isn’t getting enough exposure. All the potential buyers that might be interested in that home aren't seeing it. At a minium, your listing needs professional photos and a professional video; or
Buyers are aware your home is for sale, but they're not seeing value because you're asking too much money compared to similar properties that have recently sold.
Don’t overprice your home
If you list too high, you’re just clogging up the internet with your listing. Adding “negotiating room” to your price is one of the most detrimental things a seller can do in this current market.
