Another variant and BC flooding could drive local Sunshine Coast demand
Uncertainty across Southern BC means sellers’ market might continue into 2022
Extremely low inventory on BC’s beautiful Sunshine Coast is resulting in multiple offers and high sales prices for those brave enough to sell without somewhere to go.
Flooding across other parts of BC and talk of new COVID variants will likely push more buyers our way so, even with interest rate hikes looming, we will likely continue with a sellers’ market into Q1 2022.
Here are the numbers for November as well as 2021 year-to-date.
NOVEMBER YEAR-OVER-YEAR (YOY)
November 2020 saw 133 total sales. 70 of them were single family detached and the average price of those homes was $882,000. The average time on market was 39 days, and the total dollar volume of sales was $97,941,000.
November 2021 had 87 total sales. 43 of them were single family detached houses with the average price of those homes being $1,103,000. The average time on market was 26 days, and the total dollar volume of sales was $83,540,000.
NOVEMBER YEAR TO DATE (YTD)
From January 1 to end of November 2020 saw 1,062 total sales. 583 of them were single-family detached, and the average price of those homes was $811,000. The average time on market was 42 days, and the total dollar volume of sales was $749,272,000.
From January 1 to end of November 2021, there have been 1,272 total sales. 628 of them were single family detached houses with the average price of those homes being $1,036,000. The average time on market has been 16 days, and the total dollar volume of sales was $1,096,724,000.

Coopers Green Park, Halfmoon Bay, BC
Coopers Green Park in Halfmoon Bay is a popular summertime destination for Sunshine Coast locals and visitors alike.
Just a 15-minute drive from Sechelt, Coopers Green has a host of amenities including a barbeque pit, washrooms, and a beach volleyball court. A popular location for SCUBA divers, there's also a swimming beach for the less adventurous.
