As we close out 2023 and head into 2024, we’re sharing five things that buyers and sellers each want for Christmas this year.
Buyer Wishlist
Buyers want great views
Anyone moving to the Sunshine Coast wants a really nice view. Views in Gibsons and the Sunshine Coast are a lot more affordable than they are in places like North Van and West Van where most of our potential buyers are coming from. Whether they’re buying a house, a condo, or a townhouse, buyers want to have a view.Buyers want single-level living
Our primary buyer group on the Sunshine Coast is retirees, and near the top of their wishlist are single-level homes. Single-level floorplans can be tough to find but a home with multiple stories could work if spaces like the kitchen, bedroom, and bathroom are all on the ground floor.Buyers want outdoor living spaces
We saw a real spike in demand for outdoor living spaces during COVID, specifically a fenced yard for pets or kids. Sunshine Coasters take backyards for granted but when buyers are coming from a dense urban area, they understandably want some outdoor space of their own.Buyers want legal secondary suites
Because of the average home price on the Sunshine Coast, a lot of buyers want legal secondary suites that can be used to offset some of their mortgage cost. Plus, if you’re living in a house with a legal suite, it might be possible to operate a short-term rental if you don’t want to rent long-term.Buyers want good value
After living through a once in a lifetime sellers market, buyers are in a position to be selective about the homes they buy and the offers they write. The Sunshine Coast is very much a buyer's market. Sellers need to bite the bullet and price to attract buyers. If buyers don’t see value, they’ll keep looking.

Sellers want top dollar for their home
Sellers want top dollar for their home but they have to be realistic about what top dollar is in our current market. You're probably not going to get top dollar compared to what prices were maybe a year ago, but sellers can still negotiate on favourable dates and terms.Sellers want a smooth sale
Sellers want transactions to go with as few hiccups as possible. The best way to make that happen is to work with an experienced team. Look for an agent that has good relationships with mortgage brokers, property inspectors, and lawyers. Lawyers are a very important part of the process.Sellers want to do as little work as possible
Along with a smooth sale, sellers want to be hands off. They want to do as little painting/fixing/cleaning as possible and still get their home sold. If buyers are able to look past some of the small issues sellers are ignoring, it could strengthen their position when putting in an offer.Sellers want low Realtor fees
Paying a full commission to a Realtor that's going to get you more money or better terms or a quicker deal (or all of the above) is preferable to saving a few thousand bucks. If sellers just don't see value in a Realtor, there are discount brokerages, mere postings, and FSBO options out there to explore.
Sellers want more time
Come spring, sellers with offsite Airbnbs will probably wish they had more time to sell. With the province banning non-owner occupied on short-term rentals in May 2024, these sellers face a ticking clock. But they still have a little bit of control thanks to the six month grace period.
