If you're trying to make sense of the Sunshine Coast real estate market in 2025, you're not alone. It’s been a bit of a roller coaster - high interest rates, economic uncertainty, and buyers and sellers trying to figure out the next move. Here’s what I’m seeing in real time with listings, clients, and market data.
What’s Actually Happening?
First off, forget just focusing on number of sales - look at number of listings and days on market. Those are the two metrics that are really telling the story right now.
It’s soft. Not dead, but soft. We might see a bit of a rally in June through to the end of July. After that? Maybe a small burst of excitement in the fall but beyond that, it'll probably quiet again until spring 2026.
Advice for Sellers
If your property’s been sitting for 90 days with no offers, it’s time to reassess. The market isn’t better now than it was three months ago. Price is a sensitive subject, but here’s the truth: if you’ve got professional marketing, good photos, and plenty of exposure - and your home still isn’t selling - your price is too high.
There are two things that sell homes: exposure and price. If your REALTOR® is doing his or her job and is getting your listing plenty of exposure, it’s then up to you (the seller) to respond to the market by lowering the price.
Right now, I’m thinking in showings-per-offer. If a home is priced right, it takes about 15 showings before one of my sellers get a decent offer. So if you're getting 6 or 7 showings a month, you're probably one or two months away from a sale. But if it’s crickets, it's time to act and adjust your price
Advice for Buyers
It’s a good time to buy, especially if you’re planning to stay for 3+ years. I know buyers have been through a lot: bidding wars, subject-free offers, intense pressure. Now, the pendulum has swung. There’s more inventory, and you finally have negotiating power.
But don’t get fixated on getting the absolute rock bottom price. If you find the right place and fall in love with it, go for it. In 10 years, are you going to care if you paid 2% too much? Probably not. Especially if you’re living in it, loving it, and watching it appreciate over time.
This market is all about realistic expectations and understanding the current dynamics. And right now? There are opportunities - good ones - for buyers ready to make a move.
