7 reasons your home won’t sell
REASON 1 – Your listing doesn’t have professional photos or videos
Professional photos show the home in the best possible light and make a connection with potential buyers.
A video should answer questions about the home but also about the neighbourhood and surrounding community. Buyers are buying your home but they’re also buying your neighbourhood so photos/video needs to tell them what makes your community amazing.
REASON 2 – Price is wrong
Pricing a home is more art than science.
Don’t focus on what other homes are listed for. Worry about what other homes have sold for.
Don’t leave negotiating room and expect buyers to “make an offer.”
REASON 3 – Not enough exposure
If no one knows your home is for sale, no one will buy it.
The property needs to be marketed to as many potential buyers as possible.
Tony runs paid ads on Facebook, Instagram, and YouTube. He also advertises on Coast FM, Spotify, and Real Estate Weekly.
Great photos, a well-considered price, and TONS of marketing exposure creates buyer demand. High buyer demand is what leads to quick sales at top market values.
REASON 4 – Too difficult to show/isn’t ready for showings
Even with excellent exposure, if sellers are too restrictive about viewings, they won’t be able to capitalize on that demand.
Sellers need to accommodate buyers’ schedules. Have the home show ready. Allow showings on short notice. Don’t rush buyers through the property.
On average, you’ll spend 8 years in your home. Being inconvenienced for a few weeks is a small sacrifice with big potential upside.
REASON 5 – Home doesn’t match buyers’ expectations
If the home is marketed as being tidy and perfectly maintained, buyers expect to see a clean house and a yard that isn’t full of doggy doo.
If the home has some rough edges or hasn’t been well cared for or is next door to a garbage dump, it’s important to make this clear in the marketing.
If buyers leave disappointed, they’re not going to make an offer.
REASON 6 – Listen to what offers are saying
If all you’re getting are lowball offers, you need to reconsider your pricing strategy.
One lowball offer is an aggressive buyer trying to get a deal. Multiple low offers is the market trying to tell you something.
REASON 7 – Work every offer
If you get an offensively low offer, you should counter it.
Working an offer could lead the buyer and seller to a deal they’re both happy with.
If negotiations can’t bring both sides together, it’s still an opportunity for a seller to get feedback on their price and marketing strategy.
Working an offer that doesn’t go anywhere could give you insights that will help you seal the deal the next time around.
